Site Selection and Land Sales

Without an independent broker, tenants often pay rents quoted by landlords or existing predetermined Option Rents that may exceed current market prices. When leases are coming up, we can help tenants to evaluate alternative options that may serve their businesses better, both functionally and financially.
We search for tenants that can reduce rent costs by subleasing all or a part of an existing lease obligation. We work with the landlord and the landlord’s lender to obtain the approvals required for the sub-lease and the proper documentation.

We are intentionally an independent firm, so we can offer a relationship unencumbered by a national platform that may not always serve the client's best interest. When we work with a national account, we partner with the best broker in the local community; as opposed to working with the local broker who just happens to be in our network. We work on a local, regional or national level based on the needs and preference of our clients.
